BMC issues notices to attach properties of DBS Reality Company over unpaid property taxes

In a move to recover pending property taxes, the Brihanmumbai Municipal Corporation (BMC) has initiated stringent measures against DBS Reality Company, a major defaulter with outstanding dues amounting to ₹178.64 crore. The civic body has issued attachment notices for 18 properties owned by the company in Chandivali, warning of auction proceedings if the dues are not cleared within 21 days.

The BMC’s Assessment and Collection Department has been actively pursuing large-scale defaulters as part of its drive to recover pending taxes. Despite repeated appeals and follow-ups by the municipal administration, DBS Reality Company has failed to settle its dues, prompting the BMC to take a decisive action. The properties in question include land parcels, residential and commercial buildings, and industrial plots.

“Municipal Commissioner and Administrator Bhushan Gagrani have directed the department to intensify recovery efforts. Under the guidance of Deputy Municipal Commissioner (Assessment and Collection) Vishwas Shankarwar, the BMC has been working diligently to meet its tax collection target of ₹6,200 crore for the financial year 2024-25. As of February 12, 2025, the corporation has collected ₹4,823 crore, leaving a remaining target of ₹1,377 crore to be achieved by March 31, 2025,” officials stated in a press release.

The BMC has issued notices under Section 203 of the Mumbai Municipal Corporation Act, warning defaulters of attachment and auction of properties if payments are not made within the stipulated time. In cases in which recovery is not possible, the properties will be auctioned as per Sections 204, 205, and 206 of the Act. The BMC has also clarified that failure to comply with the notices will result in the seizure and auction of movable assets within the properties.

The action against DBS Reality Company comes as part of the BMC’s broader crackdown on major defaulters who have consistently avoided paying property taxes despite having the financial capacity to do so. The corporation has stated that while it continues to appeal to taxpayers to clear their dues promptly, it will not hesitate to take strict legal action against those who fail to comply.

It urged all property owners to pay their taxes on time to avoid punitive measures and legal consequences.
